Who we are

The company

Player Holdings LLC is a family-run company that buys houses and land for cash, directly from the people who own them, in eighteen states. We are registered in Wyoming at 30 N Gould St STE R, Sheridan, WY 82801, and you can reach us on (305) 240-1445 or at info@playerholdings.com.

What these terms cover

These terms cover this website and the enquiries made through it. Using the site means you accept them.

We are a buyer, not an agent

What we are not

Player Holdings is a buyer. We are not a real estate agent or broker, we do not represent you, and we provide no listing services. We do not put your property on the MLS, we do not market it on your behalf, we do not hold your money in escrow, and we charge no commission or fee of any kind.

What we do instead

When we make an offer we are offering to buy the property ourselves. If you would rather list it, an agent is the right person for that, and we will say so.

Using this site

Who may use it

You must be at least eighteen years old. You must own the property you are asking us about, or be legally authorised to sell it — an executor, a trustee, someone holding a power of attorney.

What you tell us

What you tell us has to be accurate to the best of your knowledge: the address, who owns it, its condition, what is owed on it. Our offer is built on what you tell us, so an inaccurate answer wastes both our time and yours.

Do not submit a property you have no right to sell, and do not use the site to send us anything unlawful.

Offers are free and non-binding

What an offer is

An offer costs you nothing and commits you to nothing. There is no obligation to accept it, no fee for receiving it, and no penalty for walking away.

What binds us

We do not guarantee that we will make an offer on any property, at any price, or within any particular time. Some properties are not a fit for us and we will tell you so plainly.

Nothing on this site, in an email, in a text message or said on a call is a binding agreement to buy or sell. Neither side is bound until a written purchase agreement is signed by both. Any figure discussed before that is an estimate based on what we know at the time, and it may change if the property is not as described.

Calls, texts and email

What you agree to

When you send an enquiry you are asking us to get in touch, and you agree that we may call you, text you and email you about your property. Message and data rates may apply.

How to stop

Reply STOP to end text messages, or tell us by phone or email and we will stop contacting you altogether. How we handle your number is set out in the Privacy & Cookie Policy, and we do not sell or share it for anyone’s marketing.

Acceptable use

Use the site for what it is for: asking us to look at a property. Do not attempt to break, scrape or overload it, do not submit anyone else’s information without their permission, and do not impersonate someone else.

Our content

The copy, the photographs of properties we have bought, the design of this site and the Player Holdings name belong to us. You are welcome to read the site and share a link to it; do not copy its content for your own business.

No professional advice

Nothing on this site is legal, tax, financial or appraisal advice. Selling a property has consequences that depend on your circumstances — a lien, a probate, a capital gain — and we are not the right people to advise you on them. Speak to an attorney or an accountant before you sign anything, including with us.

Disclaimer and limits

The site

The site is provided as it is. We keep it accurate and current, but we do not warrant that every figure, photograph or description is free of error, or that the site will always be available.

Our liability

To the extent the law allows, Player Holdings is not liable for indirect or consequential losses arising from your use of this site — a lost opportunity, a lost profit, a decision taken on the strength of something you read here. Nothing in these terms limits liability for fraud, or for anything that cannot lawfully be limited.

This does not touch a signed purchase agreement. Once there is one, that contract governs the sale and says what each side owes the other.

Governing law and disputes

The law that applies

These terms are governed by the law of the State of Wyoming, without regard to its conflict-of-laws rules.

Where disputes go

If something goes wrong, call us first — most things are settled in one conversation. If it cannot be, disputes arising from this site or these terms go to the state or federal courts sitting in Sheridan County, Wyoming, and both sides agree to that venue. A dispute about a specific property is governed instead by the purchase agreement for it, which usually points to the courts of the state where the property sits.

Changes

We may update these terms. The new version goes up here with a new date beneath the title, and it applies from the day it is posted. If you have a signed purchase agreement with us, a change here does not alter it.
